PLANSET CONSTRUCTION

We are a construction management and design-build contracting firm in Kenya offering bespoke services in the building and construction industry.

Our firm is composed of registered professionals ranging from Construction project managers, Architects, Engineers, Quantity Surveyors and contractors with vast knowledge, skills, creativity and experience in the construction industry.

Our teams of experts are also National Construction Authority (NCA) regulated and our main model of operation is Design-Bill-Build-Live.We are the pacesetters in the construction industry and we provide a complete set of construction plans and projects expertise.

Our Contracts

We ensure that our clients always get a contract brief either in soft or hard copy before engaging us, we also advise our clients to seek independent legal advise where necessary before signing the contracts to avoid disputes /conflicts or legal retribution, the contracts between the company and the client are as follows,

PRECONSTRUCTION STAGE

1.Preconstruction contract/design-bill contract

This is for either design of architectural drawings, structural drawings,interior design or bills of quantities /construction cost advisory. Client provides all the necessary and correct information/documents like site survey maps,mutations, plot numbers,title deed copy, owner ID and any other information that may be required regarding the design and during approvals like rates clearance, land search etc.

CONSTRUCTION STAGE

This stage has three contracts,

1. Project management contract

It’s a flexible contract with flexible engagements on labor and materials procurement with daily payments to fundis and casuals. Role of the project manager is to ensure construction is being done according to the right standards and as per the working architectural drawings, structural drawings and bills of quantities. The Project Manager also advises on general construction or any changes/amendments on the drawings/site and their overall structural and cost implications. PM fee is drawn from the priced bills of quantities and ranges from 10% depending on the scope and complexity of the project. Experienced and skilled architects/engineers/QS/PM and foremen fall under this category, ie, forebuild and superbuild programmes.

Project management is also ideal/also applies to specialist, foreign and high rank value projects, we serve as project managers and normally links/refers a client to partner contractors/subcontractors/fundis but all payments are made through us and payment to them done in phases/sections once the agreed phase/section is completed to the satisfaction of the project manager and client.

2. Full contract

It’s a turnkey contract/ lumpsum whereby the client agrees with the contractor to procure all materials and labour. Contract price is drawn from the priced Bills of Quantities. Ideal for busy time bound clients, clients in diaspora or those who want to build hustle/stress free without much construction engagements with the suppliers or fundis.

3. Labour contract

The client agrees with the the contractor to procure labour/workforce only and the client procures materials. Contract price is drawn as a percentage from the priced Bills of Quantities.Rates from 40 percent of construction cost project management inclusive.   • Control quantity and quality on site, eg, ratio of materials confirmation.
  • Monitoring the work programme outlining clear work timelines and budgets(Time and cost control).
  • Building materials and labour mobilization among others as assigned in the contract.
  • Advise the client on trending construction ideas and site ammendments on how they can impact the
    design authenticity like structural soundness or architectural functionality of a project.
  • Safety and health control on site to MOH standards. Eg, PPEs provision for workers.
  • Ensuring NCA compliance on site(National Construction Authority).
  • Valuation reports for mortgage projects.
  • Architectural design supervision
  • Structural design supervision.
  • Interior design supervision.
  • Bills of Quantities tracking.

We have embraced modern technology to ease communication between the client and construction team by sharing photos and videos of site progress updates through project Whatsapp groups.

Payments

Design payment

50% before commencing, 50 % after progress just before final drawing with measurements for structures requiring architectural drawings only, e.g, bungalows. For structures requiring both architectural and structural drawings, payment is 50% before architectural drawings and 50% before structural drawings.

Bills of quantities payments

50% before foundation and walling quantities, 50% before roof and part finishes quantities.

Approvals payments

Client to pay for project consultants approvals, stampage and the facilitation fee of following up on the submitted drawings to the authorities.This includes mortgage projects which require several approvals.

Other payments to be done directly to the respective county government and other statutory institutions like NEMA, NCA. Respective account numbers to be provided.

Project management payment

50% before foundation, walling and roof.
50% before finishes after skeleton.
@ minimum two site visits per week and during critical stages.

Labour and full contracts payment

This is done in phases as follows,

  • Phase 1 = Foundation

  • Phase 2 = Walling up to lintel

  • Phase 3 = Roof, external doors and windows

  • Phase 4 = Finishes, fixtures, electrical, plumbing and external Works = (conduits, piping, cabling, plaster, paints, internal doors and Frames, tiles, wardrobes, kitchen cabinets, ceilings, glazing, gutters, drainage, biodigester Septics, landscaping etc)

This also applies to prepaid contracts for clients and post paid for specialist,foreign or high rank value contracts by our partner contractors.

Supplies payment

30% commitment, 70% on delivery.
